# What is the difference between listing data and signal data?

Listing data describes practices an owner or broker has already offered for sale, while signal data describes public-record events at practices that have not been offered. The gap matters because at least 175 practice locations were reported sold in the first half of 2026 alone (TUSK Practice Sales), and listings capture only a part of them ([deal-sourcing guide](https://ddsintel.com/deal-sourcing)).

## What is listing data?

Listing data is information published when a practice is marketed for sale: asking price, collections, location and a summary. It is explicit and actionable, because the owner has said the practice is available. It is also visible to every buyer simultaneously, so it favors speed and rarely gives a buyer any head start.

See [working with brokers](https://ddsintel.com/deal-sourcing/working-with-brokers-buyer) for how listed deals run.

## What is signal data?

Signal data records public events, such as license changes, entity filings, permits and compliance actions, that tend to precede a change of ownership. It is early but ambiguous: a signal describes a record and never an owner’s intention. It is useful for deciding where to look and when to build relationships, not for contacting individuals.

See [what dental transition signals are](https://ddsintel.com/signals), and why [a signal is not a sale](https://ddsintel.com/signals/signal-is-not-a-sale).

## Which should a buyer use?

Both. Listings show what is available now, and signal data shows where owners may be considering a change. A buyer relying only on listings competes with every other buyer, while one relying only on signals may spend time on owners who never sell. Combine them with direct relationships.

The [signals versus listings](https://ddsintel.com/signals/signals-vs-listings) page explains the timing difference, and [data categories compared](https://ddsintel.com/deal-sourcing/dental-transition-data-providers-compared) lists what else exists.

## How does consent change the picture?

Observed signals come from public records, while consented signals are what an owner chooses to share. A buyer can act on the second directly and should treat the first as market context only. Mixing them leads to messages that imply an owner wants to sell, which they may not.

## Frequently asked questions

### Are listings more reliable than signals?

Listings are explicit; signals are earlier but uncertain.

### Can signal data replace a broker?

No. It shows where to look. A broker runs a sale.

### Does a signal mean a sale?

No. Many signals have ordinary explanations.

### Are all sales listed?

No. Many happen privately; no complete public census exists.
